As the first component and anchor of the 32-acre Capitol View development, HCA’s multitenant, 16-story office tower at 1100 Charlotte Avenue provides 330,000 square feet of office space for Parallon Business Solutions, the Sarah Cannon Research Institute, HealthTrust and HCA executives. Reimagining Nashville’s North Gulch area as an upscale, mixed-use development, the facility also hosts 84,000 square feet of shared dining and conference space, 26,500 square feet of retail lease space, and a 1,900-car garage to support the new urban development.
Gresham Smith’s thoughtful and amenity-rich design not only creates a vibrant retail streetscape but also integrates a distinctive and unified corporate architecture. Being the anchor development in the North Gulch allowed the design team to set an aesthetic tone and standard for the development while adhering to design guidelines set forth by the master developer of Capitol View. The steel-framed office tower is sensitive in scale, detailing, material quality and texture to a highly pedestrian context that features new buildings and embraces the unique industrial character of nearby iconic landmarks such as the Marathon Village neighborhood and the historic Bruton Snuff factory.
Through the careful evaluation of building system performance, economics, aesthetics and site-provided resources, the project achieved LEED Silver precertification. It is predicted that energy utilization will be 20 percent lower than the average building of the same size and use. Other sustainable design characteristics include the use of low-flow plumbing fixtures that reduce the building’s use of potable water by 20 percent, and no potable water is used for landscape irrigation. Thirty percent of the value of construction materials was sourced within 500 miles of the site, and 20 percent of the value of building materials is recycled content. To encourage employees to walk or ride bicycles to work, bike racks and indoor bike storage are provided along with full locker and shower facilities.
