This HPD housing project combines two new buildings with shared amenities such as parking and landscaped open space into complex totaling 100,000 SF. 12 East Clarke Place is an eleven-story, mixed-use building with community facility space on the ground floor and 75 dwelling units throughout. 27 East 169th Street is a thirteen-story residential building with 33 units.
Unusual for affordable housing, the building design incorporates large bay windows to improve the quality of the interior spaces as well as the appearance of the buildings. The facade uses three different colors of brick to break down the scale and add visual interest to all sides of the buildings. Other major materials used in this project include precast concrete at the ground floor, and painted aluminum column covers at thne bay windows.
The project is environmentally sustainable and complies with requirements of "Green Communities Criteria." Among other things, it monitors energy consumption, uses light-colored roofing and pavement to reduce heat gain, and uses natural materials for flooring such as wood and ceramic tile as opposed to vinyl composite tiles often found in low income projects.
Several pressing challenges presented themselves during design. Subsurface conditions were found to be poor, which required structural piles to be used instead of conventional foundations. The added cost of this was offset by reducing the cellar footprint and eliminating as much shoring of adjacent properties as possible. Incorporating the environmentally-friendly components of HPD's green initiative could also have potentially raised project costs; however, RKTB was able to stay within budget by finding cost-effective products and materials while still maintaining quality.
