DESIGN FACTS
· The 270,000-square-foot life science building is six stories tall and includes about 9,000 square feet of ground floor retail space as well as four levels of subterranean parking.
· The design orients labs like flower petals around a large light-filled central atrium; the effect is like the inside of a bee hive where researchers can see each other and what they are doing, making the space more collaborative, flexible, and transparent.
· Offices, open space, and interacting stairs enable chance encounters between colleagues and staff, helping build community.
· Usually tucked-away lab work is made transparent and visible from the exterior via materials such as perforated shading and woven metal embedded within the glass façade.
o Through an energy modeling of building systems, Perkins+Will was able to achieve a very high degree of exterior transparency. At 56-percent, it is almost double Seattle’s maximum requirements.
· The space includes wet and dry labs, a data center, auditorium, atrium, and collaborative working spaces.
SUSTAINABILITY FACTS
· Designed with conscientiousness to its environment and surrounding South Lake Union community, the building re-uses two historic facades and is tracking to LEED-Gold and Salmon Safe certification.
· The building’s LEED-Gold features includes:
o Site EUI of 140, which translates to a 26-percent energy savings over baseline ASHRAE building;
o Heat recovery of data center server exhaust that processes heat to supplement building HVAC system;
o Rainwater cistern captures water for use on native and drought-tolerant vegetation on site, so non-potable water is consumed for landscaping;
o Locally sourced (within 500 miles) building materials;
o FSC-certified sustainable wood products;
o Exemplary neighborhood density and connectivity;
o Bicycle storage and changing/showering facilities well above minimum LEED and City of Seattle minimums;
o All parking is underground and rooftop materials are low-albedo, both translating to no heat island effect;
o Two car-charging stations have been installed and eight spaces have been reserved for LEV/FEV vehicles; and
o A pronto bike-share station is nearby.
