This LEED Platinum maintenance facility vertically organizes Battery Park City Parks Conservancy’s extensive maintenance activities in the first four floors of a high-rise residential building. It provides offices for a staff of over 100, classrooms for community workshops, truck and bicycle storage, composting areas and high/low density storage. The facility is visually integrated into the larger development through a high-performance, terracotta and aluminum curtain wall. The double-wall exterior envelope insulates in the summer, captures solar energy for heat in the winter, and controls air circulation patterns while also functioning as a naturally-ventilated circulation spine. The four-story central atrium brings natural light deep in the facility.
