This commercial building built in the Esplanada neighborhood, east of Belo Horizonte, was designed in 2019 and built in the following two years. The project needed to meet a lean program: a large commercial space on the ground floor, which could be divided into five commercial rooms and a second space on the upper floor that could also be divided into 3 smaller rooms, if necessary.
Parking spaces were initially supposed to occupy a basement, but after the first studies presented, we concluded that the front setbacks required by legislation would be sufficient to meet the 12 spaces required and would serve the project in a simple and inexpensive way. The project then sought to resolve the program in a rational way, with the commercial space facing the main street and the corner, leaving access to the upper floor in the opposite corner. The 5.5m ceiling height on the ground floor provides for future expansion of commercial spaces. On the upper floor, the space faces a garden terrace.
The ribbed concrete slab structure cantilevers over the front setback, creating a volume that stands out from the glass panels on the ground floor. On the front face of this upper volume, square openings of varying sizes break the visual monotony and predictability of the glass facades typical of commercial buildings.
