Hines’ new 168,000 SF headquarters makes the spaces for work ‘flexible’, and the spaces for culture ‘permanent’ - a north star inspired by their strong sense of community.
Despite significant growth and change throughout the years, Hines remains a company with a strong sense of community. A+I’s design of the new Hines Headquarters in Houston reinvigorates the company’s identity in the built environment; making spaces for work flexible, and keeping those for their culture permanent.”
The resulting vision is ‘Hines Way’, a constellation of community-centric amenities that anchor the project. ‘Hines Way’ encompasses a marketing floor, an innovation lab, a cafe thoughtfully branded “The Mix”, and a training area “The Summit”. Additionally, unique moments are crafted throughout, as found in the legacy library, “The Landing”, a space for focused work adorned with artifacts from Gerald Hines himself. These amenities are centrally located, and treated with a multi-story oak wood veneer wall that is part exhibition, part wayfinding, and is a nod to the incredible woodwork that existed at the previous headquarters in Williams Tower.
Not only do the ‘Hines Way’ spaces support community, but they also allow individuals to curate their day by providing alternative work destinations; a key concept to promote connectivity to the culture of Hines, only to become imperative over the course of the pandemic.
In contrast to the permanence of the collaborative programs, the work areas were designed as neighborhoods with flexibility. A standardized office footprint, demountable partitions, and a raised flooring system allow groups to expand Texas and contract as needed - a reflection of Hine’s commitment to sustainability in minimizing the life cycle impacts of construction.
Incredible light and views of the Houston skyline are democratized, placing shared collaborative spaces and open office areas closest to the perimeter. A central coffee bar, adjacent to reception and the CEO suite, becomes a hospitable moment where guests, employees and leadership can casually connect - purposefully designed to reflect the leadership team’s dedication to transparency.
A focus on wellness through biophilic elements, meditation spaces, and welcoming residential environments were key design pillars of the project. Details in meeting rooms and furnishing set the tone for casual interaction but also provides for a more equitable hybrid meeting environment. An outdoor terrace, directly connected to the main cafe space, is flanked by a game room as well as a bookable dining room for special team-building events.
With impact goals at the forefront, the project design anticipates LEED Platinum and Well Platinum certifications. As a next generation company, Hines headquarters now reflects their people – a space designed to embrace a more modern, adaptable, and community-forward workstyle - the epitome of the future model of work.
