Asymmetric and juxtaposed volumes, implementation in non-orthogonal angles, high technology, exuberant landscaping and a philosophy focused on sustainability are the characteristics of the Rochaver�orporate Towers, a Tishman Speyer development by Aflalo & Gasperini Architects.
The project is characterized for a set of offices buildings implanted in a site with three fronts: Chucri Zaidan ave., United Nations ave. and a Parking Street, where it occupies an almost 34,000 m� lot. This situation allows an excellent accessibility to the site, besides the great exposition to the most varied sightseeing spots in the neighborhood, marking definitively its presence in the region.
The project program consists of four buildings,totaling 228,000 m� of built area, which had been implanted around a central square by where the access to the lobby of each set is made, either by pedestrians or vehicles.All inclinations converge to this central square as the implantation allowed to the creation of semi-public urban spaces around all complex, guaranteeing a total integration of the complex with its surrounds.
The towers are distinguished by the slope of nine degrees of the facades, which resulted in the projection of 12 m, creating an elegant and harmonious aesthetic effect. To the architect, the purpose was "using various architectural language, creating a harmonious dialogue between them and escape the obvious." In addition to the formal intention, the tilted design of the towers has an economic reason: the top floors, always more valued due to the view and noise reduction, are still more profitable with the increase in their dimensions.
The first phase, composed by two of the four towers, with 19 stories are equal and symmetric. Its ground floor is composed by two stores, besides the lobby and the doc stations.
The second phase is composed by another two towers, the lower one is 8 stories height and the higher one is 33 stories height. It is also part of this phase, a parking building in five levels.
Its external facades combine precast elements of concrete covered by polished granite plates, interspersed by a structure of aluminum and covered in glass. A third of the buildings will have the faced covered by a curtain on aluminum and glass.
The buildings were designed according to the standards of the Green Building Council, North-American entity conferring the sustainability LEED GOLD (Leadership in Energy and Environmental Design) certification. As long as Rochaver�s considered a sustainable building its characterization is ? among other factors ? in technological components coupled to the construction, such as water reuse systems, the waste management and energy production as well as in the adoption of architectonic resources given during the phase of the project elaboration.
