The challenge of City Center Development is to make the project an integral part of the Las Vegas but also to give its buildings and spaces a unique and strong identity.The design solution strives for simplicity and dynamism, reinforcing the iconic character of the whole complex. The idea was to establish a functional basis that defines a unique shape, which derives from a rational leasing span.The building composition is based on two 473 foot high leaning towers. Main access and vehicular drop-off are located at the +2120 level. Pedestrian access occurs at the upper lobby level of the east and west buildings, +2132 and +2144, respectively. The towers’ cores and lobbies are planted into the retail base while the residential uses float above it. The transitional zone between the lobby and the first occupied floor incorporate some resident support uses.The floor plate size of each tower is 125’ x 95’ with a very simple plan structure that allows a mix of between 10 to 13 units per floor. Only at the top penthouse levels are units minimized to 4 per floor. The load-bearing structure is a simple and repetitive system with a central core and the façade is based on a prefabricated system in a very compact building form. Four elevators, exit stairs, shafts and technical rooms are condensed within the core body, which, in conjunction with the east and west shear walls, provide the required building stiffness. The buildings’ materiality is achieved by the use of common materials such as concrete, glass and steel.Heating and cooling of the apartments is provided by vertical fan coil units. The use of natural air and light is maximized throughout the building. Horizontal sun screen blades provide shading on the east, south and west facades and reduce the energy consumption while minimizing the technical equipment requirements and maximizing occupant comfort. Additionally, approximately 50% of the glass lites on all four facades are color frit coated vision glass which further contribute to the energy efficiency of the facade while imparting a distinct character and aesthetic to the design.The manifesto for the project is to exhibit urban responsibility, pay attention to the building’s performance in terms of function and systems, and use advanced and available technology accepting the aesthetic of construction and elevating it to a level of art.
